The leasing office at The Boulevard is open Monday through Friday from 9:00 AM to 6:00 PM. The leasing office is closed on Saturday and Sunday.

The Boulevard offers a resident referral program for current residents, subject to program terms, eligibility, and availability. Residents should contact the leasing office for current referral details and reward information.

The Boulevard is a smoke-free community. Smoking and vaping are prohibited inside apartment homes and community spaces and must take place at least 100 feet away from buildings in accordance with community policy.

The standard security deposit at The Boulevard is based on screening results and ranges from $500 to $1,000. Deposit amounts may vary depending on the applicant profile and lease terms. Contact the leasing office directly for more information about deposit alternatives. 

When signing a lease at The Boulevard, residents may be charged fees such as a $65 application fee per applicant, a $150 one-time nonrefundable administrative fee, a security deposit based on screening results, and other required move-in costs.

Monthly rent at The Boulevard does not include utilities or other recurring monthly charges. Recurring monthly costs not included may consist of valet trash, the media package, common-area water, sewer, trash, gas, electricity, preventive pest control, pet rent when applicable, and optional covered parking. Costs vary by apartment home and usage.

Early termination at The Boulevard is governed by the lease agreement and requires a minimum 60-day written notice. An early lease-termination fee equal to two months’ base rent applies. Residents should review the lease terms carefully and contact the leasing office for guidance on the process.

Lease renewals at The Boulevard are sent approximately 90 days before the lease expiration date. Renewal options may vary based on market conditions and apartment availability.

Application and Screening Requirements

To apply for an apartment at The Boulevard, complete the online application or work with the leasing office to submit the required forms and supporting documents. Applicants are typically asked for identification, income information, and consent for screening.

Application approval timelines at The Boulevard depend on document completion, identity verification, and screening turnaround times and may take approximately 48 to 72 hours. Processing times can vary based on weekends, holidays, or incomplete applications.

Qualification requirements at The Boulevard include a household income of at least 2.5 times the monthly base rent, a credit review, criminal background screening, rental-history screening, and employment or income verification. 

The Boulevard accepts guarantors for qualified applicants, subject to the community’s rental criteria. If available, guarantors may help support students or first-time renters who do not independently meet income or credit requirements.

Background checks are required as part of the standard apartment application process at The Boulevard, subject to applicable laws and screening policies. 

Application and administrative fees at The Boulevard include a $65 application fee per applicant and a $150 administrative fee. The application fee is non-refundable, however, the $150 administrative fee is refundable if an applicant is denied.

Roommates at The Boulevard can apply for the same apartment home by having one applicant begin the application and invite the remaining roommate or roommates to apply. 

If an applicant is not approved, a member of the leasing team will reach out, and the admin fee will be refunded. 

Payments and Rent

Residents at The Boulevard can pay rent online through Bilt or in the leasing office with a cashier’s check. Bilt supports electronic payment methods, including ACH bank-account payments and credit or debit cards.

The Boulevard does not offer flexible payment options or plans. 

Additional fees associated with paying rent at The Boulevard can include credit- or debit-card processing fees charged by Bilt. ACH bank-account payments are accepted without a processing fee. Rent is due on the first of each month; a grace period is provided through the fifth, and a late fee equal to 10% of base rent, plus a $25 legal-notice fee, is assessed on the sixth.

Utilities and Internet

Utilities at The Boulevard are billed separately and are not included in base rent. Residents are responsible for common-area maintenance charges that include water, sewer, trash, gas, electricity, and preventive pest control, as well as required valet-trash and media-package fees.

Typical monthly common-area maintenance costs at The Boulevard depend on apartment size and overall community usage. These charges generally range from approximately $60 to $100 per month, but actual charges will vary.

The Boulevard offers fiber internet in apartment homes through its required media package. Complimentary Wi-Fi is available in the fitness center and clubhouse. 

Internet service available at The Boulevard includes Fastel, which provides fiber internet through the community’s media package. 

Parking and Transportation

Parking for residents at The Boulevard includes free open parking and covered carport parking, depending on availability. Covered carports are available to rent, and overnight guest parking requires a permit from the leasing office.

Open parking at The Boulevard is available to residents free of charge in any available open parking space. Covered carports are available for an additional monthly fee of $35.

There is a community bike rack available for resident use. There is no fee to use this amenity. 

Amenities and Property Features

On-site amenities at The Boulevard include a swimming pool, hot tub, BBQ pit, fire pit, 24-hour fitness center, clubhouse, dog run, playground, covered parking, on-site maintenance, and on-site management, creating a more convenient and connected apartment living experience in Orem. Amenity offerings are subject to community rules and availability. 

The Boulevard has a swimming pool and hot tub for residents. The pool deck is open from 10:00 AM to 10:00 PM, subject to seasonal operation, posted rules, and community policies. 

The Boulevard offers a fitness center, giving residents convenient access to workouts close to home. The fitness center is open 24 hours a day, seven days a week.

The Boulevard has a clubhouse, but it cannot be reserved. 

Packages for residents of The Boulevard are delivered directly to their apartments. 

The Boulevard offers monthly resident events. Specific event types and schedules vary.

The Boulevard offers an on-site dog run for residents with pets. 

Pet Policy

The Boulevard allows up to two pets per apartment, with a maximum weight of 75 pounds per pet. The community requires a refundable pet deposit of $200 per pet, a nonrefundable one-time pet fee of $200 per pet, and monthly pet rent of $35 per pet. Breed restrictions apply to Pit Bulls, Rottweilers, Presa Canarios, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, St. Bernards, Great Danes, Akitas, Staffordshire Terriers, American Bulldogs, Karelian Bear Dogs, and any hybrid or mixed breed of one of the listed breeds; pet screening is also required. 

Service animals and support animals at The Boulevard are handled in accordance with applicable laws and community procedures. Residents who need an accommodation should contact the leasing office regarding documentation and the approval process.

Maintenance and Emergency Requests

Residents at The Boulevard can submit a maintenance request through the resident portal. For an after-hours maintenance emergency, residents should call the leasing office and follow the prompts to reach the on-call maintenance technician.

Maintenance response times at The Boulevard depend on the type of issue, service priority, parts availability, and staff scheduling. Routine maintenance requests are typically completed within 24 to 48 hours, while urgent issues are prioritized based on severity.

Emergency maintenance issues at The Boulevard generally include no heat during cold weather, major plumbing leaks or flooding, no water, electrical hazards or power loss affecting the apartment, gas odors, and broken exterior doors or locks that create a security concern. Residents should follow the property's emergency maintenance procedures for qualifying emergencies.

The Boulevard provides preventive pest control as part of its common-area maintenance services. 

Move-in and Move-out

Before move-in at The Boulevard, the apartment home is prepared through inspection, professional cleaning, maintenance review, and verification of readiness. Appliances, lights, vents, air filters, paint, and carpet condition are checked, and a final inspection is completed before keys are released.

The Boulevard provides a Move-In Condition Checklist, which residents must complete and return within 48 hours. The Boulevard does not have a preferred partner in the movers space. 

The Boulevard conducts a move-in and move-out inspection process to help document the condition of the apartment at move-in and move-out. Residents are asked to complete and return a Move-In Condition Checklist within 48 hours, and the maintenance team completes a final move-out inspection.

Move-out requirements at The Boulevard include providing at least 60 days’ written notice, returning all keys to the leasing office by 5:00 p.m. on the scheduled move-out date, providing a forwarding address, removing personal belongings, and leaving the apartment in the required condition. Residents receive move-out instructions and information about final charges before their scheduled move-out date.

Deposit refunds at The Boulevard are handled according to the lease agreement and applicable law, after any applicable deductions for damages, cleaning, unpaid balances, or other charges. All move-outs are assessed a standard cleaning fee and carpet restoration fee, and any additional charges are determined during the final move-out inspection.

Corporate, Short-Term, and Special Programs

The Boulevard accepts corporate leases and offers lease terms ranging from 6 to 12 months, subject to availability, minimum lease requirements, and pricing adjustments.

The Boulevard accepts affordable housing vouchers. Please reach out to the leasing team to confirm details. 

The Boulevard works with OneApp Guarantee for qualified applicants. Preferred-employer discounts are available but should be confirmed with the leasing office. 

The Boulevard accepts guarantors for qualified applicants, including students or first-time renters who meet the community’s rental criteria. 

The Boulevard does not offer furnished apartments or rental offerings.
